With occupancy already above 90 per cent, a long-term Limehome lease and strong sustainability credentials, this newly completed Braunschweig development is a rare turnkey opportunity for European and international investors
A turnkey serviced-apartment development at the heart of one of Europe’s most research-intensive science, technology and aerospace regions has come to market in what could prove to be one of the continent’s standout property investment opportunities.
The 74-apartment scheme, known as K 10, threw open its doors to European and international investors this week, The European understands.
Set in Braunschweig, Lower Saxony, amid a booming science, aviation and advanced-engineering economy, the German development recorded occupancy of more than 90 per cent within months of opening.
The development was completed in March and handed over under a long-term lease to European serviced-apartment operator Limehome before opening in May.
It has since achieved BREEAM Excellent certification, with occupancy reaching 80 per cent in May, rising by 10 percentage points in June and exceeding that level again in July.
Now it is being offered for sale as a fully operational, fully leased investment, giving prospective buyers a turnkey asset with an established operator and proven early trading performance already in place.
Developer KAPPE Projektentwicklung told The European it is seeking a buyer from the continent or wider international investment market, with institutional investors among those being targeted.
Its managing director, Hendrik Kappe, said: “With K 10, we have succeeded in developing a modern and sustainable serviced apartment property that was already fully leased at the start of marketing and has achieved an above-average occupancy rate in its first months of operation.
“This development confirms our assessment that the Braunschweig location and Limehome’s operating concept are an excellent match.
“This creates attractive conditions for investors: a property with long-term leases in a central downtown location, a sustainable building standard, and an operator that has already demonstrated high market demand shortly after opening.”



Braunschweig remains relatively little known internationally despite being Lower Saxony’s second-largest city and sitting at the centre of one of Europe’s leading research regions, with a sizeable and diversified economy spanning automotive, mobility, aerospace, logistics, healthcare, environmental technology, IT and communications.
It ranks among Germany’s strongest economic centres and most innovation-oriented locations and is home to the German Aerospace Centre, TU Braunschweig and the Helmholtz Centre for Infection Research. The wider region, meanwhile, has repeatedly ranked as the most research-intensive in Europe.
Its concentration of scientific institutions, technology companies and major employers provides a substantial source of year-round accommodation demand.
The building, at Kaiserstraße 10, contains 74 one- and two-room serviced apartments measuring between 21 and 39 square metres, together with two separately rented residential flats.
Almost all of the serviced apartments have a loggia, terrace or roof terrace and are fully furnished and equipped for stays of up to six months. They also include high-speed internet and have been fitted out using Limehome’s recently introduced warm design concept, which aims to combine contemporary finishes with a more residential, home-like feel.
Its approximately 3,800 square metres of accommodation were built to Germany’s Efficiency House 40 standard, while sustainability measures include photovoltaic panels, green roofs and façades, electric-vehicle charging infrastructure and 23 outdoor parking spaces.
The property – which boasts landscaped outside areas and a communal rooftop terrace overlooking the city – is also compliant with EU taxonomy and ESG standards, adding to its sustainability credentials for institutional investors.
Its central location, in one of Braunschweig’s most sought-after downtown areas, places guests close to Braunschweig’s old town, pedestrian shopping district and Inselwall Park, with Dankwarderode Castle, the Alte Waage and St Andreas Church among the nearby landmarks.
The Braunschweig, Kaiserstraße public transport stop is also only a short distance from the development, providing direct bus and tram connections, while the city’s main railway station and principal intercity routes are within easy reach.
KAPPE uses the German term löffelfertig – literally “spoon-ready” – to describe the apartments, meaning guests should require little beyond their personal belongings when they arrive.



Limehome, a leading European digital hospitality operator specialising in design-led serviced apartments, operates the property through its technology platform, with bookings, check-in, check-out and billing handled online rather than through a conventional hotel reception. The largely contactless system is designed to provide more efficient management and a consistent level of service.
The development caters to business and leisure travellers, project workers, commuters and families, with guests currently staying for an average of around three nights.
Marketed to guests as Limehome Braunschweig Kaiserstraße, the property has secured a 9.0 out of 10 rating from more than 300 Booking.com reviews, including particularly high scores for cleanliness and location.
The Limehome lease separates ownership of the property from its day-to-day operation, while its first three months of trading give buyers an early measure of performance that would not normally be available on a newly completed development.
