€60m Lisbon golf-resort scheme tests depth of Portugal’s upper-tier housing demand

A 101-apartment project priced from €470,000 to €1.3m is set to break ground near Lisbon in 2026, adding supply to a premium segment that continues to attract capital despite wider European property uncertainty

A €60 million residential scheme priced firmly in Portugal’s upper tier is due to begin construction near Lisbon next year, signalling continued investor confidence in the capital’s premium housing segment.

The development, known as La Réserve, will deliver 101 apartments at Belas Clube de Campo, a golf-centred estate between Lisbon and Sintra.

Units will range from one to four bedrooms, with floor areas between 60m² and 190m², and asking prices from €470,000 to €1.3 million.

Construction is scheduled to begin in the second quarter of 2026, with first completions expected in late 2028.

The project adds new supply at a time when Lisbon’s housing market has been shaped by strong international demand, tighter financing conditions and ongoing political debate over affordability.

Pricing at La Réserve positions it within the higher-value segment of the metropolitan area, targeting buyers seeking larger units in lower-density settings within commuting distance of the city.

Each apartment will include covered parking and storage, alongside access to communal gardens, an outdoor pool and a multipurpose residents’ space. Terraces are designed to overlook the surrounding landscape, including the estate’s golf course and lake.

Belas Clube de Campo is located to the north-west of Lisbon and centres on an inland golf course that has previously received ISO 14001 environmental certification and recognition from the Golf Environment Organisation. The estate includes local services and sports facilities, with road links to Lisbon, Cascais and Sintra.

The scheme has been designed in collaboration with UNStudio and Lisbon-based Capinha Lopes Consulting. It forms part of Kronos Homes’ wider expansion in Portugal, including resort-linked assets in the Algarve acquired in recent years.

Sales of the apartments have opened ahead of the planned construction start in 2026, providing an early test of appetite at this price level in the current market cycle.
