Cascaia, Vista Land’s Spanish-inspired estate, celebrates San Fernando’s lantern heritage

In the Philippines’ fast-growing city of San Fernando, Pampanga, Vista Land’s new Cascaia estate brings together Spanish-inspired design, modern infrastructure and a tribute to the region’s celebrated lantern-making tradition

The city of San Fernando in Pampanga, Philippines, is known for its elaborate Christmas lanterns—originally handmade from bamboo and delicate tissue paper, and carried in religious processions called lubenas to symbolise the journey to Bethlehem. These star-shaped lanterns, known locally as parul Sampernandu, represented the guiding light of the nativity. With the arrival of electricity, the tradition grew into the Giant Lantern Festival (Ligligan Parul), a major annual event that continues to celebrate local craftsmanship through dazzling, illuminated displays.

A name with layered meaning

Cascaia takes its name from casco, the Spanish word for shard, and Gaia, the Greek goddess of life. Together they represent a concept that combines creativity, vitality and place-making. The inspiration is further reflected in the city of Barcelona and the influence of Antoni Gaudí, whose use of trencadís—a technique that reuses fragments of ceramic and glass to form mosaics—echoes the pieced-together lantern designs of San Fernando.

Lifestyle features such as a rooftop pool, lounge with a view deck, multimedia room, and function hall, echo the organic curves of life itself.



This interplay of light, colouand raw material lies at the heart of Cascaia’s design language. The intention is to offer more than just homes: it is to create a lived environment shaped by tradition, innovation and community values.

Elevated views, integrated living

The four-hectare estate is designed to meet the expectations of today’s homeowners. Located along MacArthur Highway, Cascaia is anchored by a commercial centre, Vista Mall Pampanga, which offers retail, dining and entertainment. A central boulevard links the estate’s main elements, including Andalusia—a residential community of Spanish-Mediterranean-inspired houses—and Cascaia Tower, a 25-storey condominium building.

From its hillside setting, residents can look out across Mount Arayat, the Zambales mountain range and the surrounding urban area.
