Meet Abbas Sajwani: the young founder redefining luxury real estate in Dubai

When Abbas Sajwani launched AHS Properties in 2021, he did not follow the typical arc of a real estate entrepreneur. At just 22 years old, he entered a mature market already crowded with developers chasing record prices and rapid completions. What he brought instead was a clear proposition: to create a developer-led brand that would shape rather than follow the market, offering homes and workspaces where luxury was defined not by trend, but by permanence.

Just four years on, AHS Properties commands a portfolio of residential and commercial developments valued at over US $3.3 billion — a figure expected to surpass US $10 billion within the coming months. It has moved from waterfront mansions to sky villas and now into commercial towers, with each project marked by an architectural signature, a narrative of growth, and a quiet refusal to compromise.

AHS Properties made its first statement with ultra-luxury villas on Dubai’s most exclusive waterfronts: Palm Jumeirah, Emirates Hills, and the Dubai Water Canal. These projects differed from the speculative builds that flooded the city after the Expo boom. They were bespoke in scale and structure, designed by global architects Killa Design, and detailed by HBA Interiors. The company’s latest project, AHS Tower, extends that design philosophy through AHS Atelier, its own architectural and interiors studio.

Luxury buyers, Sajwani explains, wanted coherence and privacy — and were willing to pay for design that delivered both. “We never chased volume. We chased clarity. If you build with intention and honesty, you attract the right kind of client.”

That clarity became clearer with each subsequent project. In Palm Jumeirah’s Crescent, One Crescent emerged with its arched silhouette and layered façade, a nod to both contemporary form and the island’s curvature. Along the Dubai Water Canal, Casa Canal raised the bar again, offering duplex and triplex residences with floor-to-ceiling glass, private sky pools, and panoramic views stretching from Safa Park to Downtown. With the help of Killa Design, the architectural firm behind the Museum of the Future, AHS built residences that felt more like private resorts in the sky.

The success was not only critical but commercial. Units sold in record time, often before full reveal, with average prices per square foot among the highest in the city. Clients included global family offices, royal buyers, and international investors seeking trophy assets with long-term value.

Unlike traditional developers who often operate anonymously behind a brand, Sajwani has become the visible and intentional face of AHS. His background, as the son of renowned businessman Hussain Sajwani, founder of DAMAC Properties, gave him early access to the mechanics of real estate at scale. But his vision for AHS was always independent, rooted not in repetition, but reinvention.

Sajwani often compares his approach to that of haute horlogerie or collectible art. Each piece must stand alone, but also contribute to a larger, recognisable identity. Every AHS project is anchored by architectural collaboration, a custom materials library, and a curated lifestyle offering. The language of the brand is subtle, avoiding overused symbols of luxury in favour of proportion, light, and restraint.

He says, “I want people to see an AHS home the same way they see a timeless timepiece. It should feel measured, finished, and capable of holding value beyond its moment.”

AHS Tower: the next frontier

The company’s latest reveal, AHS Tower, is perhaps its boldest move yet. Rising 69 storeys above Sheikh Zayed Road, the commercial tower marks AHS’s expansion from ultra-prime residential into the upper echelons of workspace design. Located between DIFC and Downtown Dubai, it occupies a pivotal address in the city’s commercial core, with views of the Museum of the Future and the Burj Khalifa.

Designed once again by Killa Design, with interiors by AHS Atelier, the tower is pitched not as an office block, but as a business ecosystem. Half and full-floor units range from 2,900 to 6,600 square feet, with panoramic skyline and sea views. Above the 60th floor, two levels are dedicated entirely to tenant-only amenities, including wellness suites, executive lounges, curated F&B, and private exhibition spaces.

In a market where many towers serve function over form, AHS Tower reframes what the work environment can be. “We are taking the design principles of luxury living and bringing them into the office,” Sajwani says. “This is for leaders who want their space to match their ambition.”

Set for completion in late 2026, AHS Tower signals the company’s belief in the future of Dubai’s business infrastructure, not just as a hub for transactions, but as a destination for headquarters, investment firms, and global brands seeking a flagship presence.

With each development, AHS Properties has reinforced its position as a standard-bearer in Dubai’s ultra-luxury segment. Casa Canal, a limited collection of canal-front duplex and triplex residences with private marinas and automotive galleries, became a defining moment for high-rise living. One Crescent, located on Palm Jumeirah, introduced sculptural forms and oversized balconies designed for airflow and uninterrupted views. Casa AHS reaffirmed the brand’s commitment to scale and seclusion, while the newly announced One Casa promises to continue the evolution of its refined residential vocabulary. Together, these projects illustrate a consistent vision — architecture as expression, and luxury as something earned, not assumed.

A culture of long-term value

At the core of AHS Properties is a belief in measured pace. While other developers chase launch volume and expansion into multiple emirates, Sajwani has focused on a tight portfolio with outsized impact. The company’s development value now exceeds US $3.3 billion, and its execution strategy has drawn interest from private equity and institutional buyers watching the UAE’s luxury market with increasing attention.

Sajwani attributes this to a team culture that favours depth over speed. AHS Atelier handles all interior architecture, while partnerships with HBA Interiors and other global designers and engineers are carefully selected for alignment in values. Materials are sourced in Europe, finishes are tested for longevity, and each buyer is walked through a process that mirrors the commissioning of a bespoke work.

“We want our clients to be collectors, not just residents,” Sajwani notes.

In the years ahead, AHS Properties will expand selectively within the UAE while exploring strategic opportunities abroad. But its centre of gravity remains the city that shaped its founder’s vision: a city known for scale but increasingly defined by taste.

For Abbas Sajwani, real estate is not a sprint. It is practice. And as Dubai’s skyline continues its race, at its quieter edges, there are forms that linger.
